CASE: 135-83 <br />ITEM: Major Subdivision (Combining 5 Lots into 2) <br />APPLICANT: Cross of Glory Church <br />LOCATION: 5472 Adams Street <br />Legal: Spring Lake Park !Highlands <br />Except the south 12 feet of Lot 11 <br />and all of Lots .12 through 15, Block 2 <br />SUMMARY OF REQUEST <br />Members of the church planning committee request a lot combination of <br />five lots into two to be able to sell an existing educational building <br />located at the south and of the property. <br />PLANNING CONSIDERATIONS <br />I. A major subdivision is being requested since any change in proporty <br />lines which necessitates City approval constitutes a subdivision <br />and also since the property is 2.11 acres in size. <br />2. Adequate side yard setbacks are shown from the south side of the <br />church structure to the proposed property line. Code requires a <br />30 foot side yard setback (58 foot is proposed), (40.10, Subdivision <br />D, 1). <br />3. All other setbacks for both the church building and the one-story <br />frame building have been met. <br />4. Surveys have been revised to show the exclusion of the south 12 <br />feet of Lot 11 instead of the south 13 feet. <br />J <br />
