January 31, 1984 <br />Mr. Donald Pauley, City Administrator <br />CITY OF h1OUNDSVIFW <br />2401 Highway 10 <br />Moundsview, t•1N 55112 <br />RE: Development Plan for the Pinecrest Addition <br />commonly known ''s, Pinecrest Park <br />Dear Mr. Pauley: <br />V "A <br />I <br />r r 1 <br />t.♦ <br />-• <br />As you know, I have been engaged by the owners of Pinecrest Park to help <br />them develop it properly. During the past two months I have attempted to <br />familiarize myself with this immediate area and figure out how to develop <br />Pinecrest Park to the highest economic use and also not offend any neighbors. <br />You and your staff have been more than gracious in furnishing mg background <br />information; spending a lot of time meeting with me and answering my <br />questions. Also, you have clearly set forth the standards of development <br />that the ry ;rof Mnundsview will insist on. <br />--„ <br />The following summ;ury sets forth what has been done and what our 1984 plans <br />are: <br />1. We have engaged S.E.N. to do our engineering. <br />2. Recognizing that a median cut intersection is a necessity to handle <br />eventual traffic, we met on January 19 with the MnDOT District <br />Office to present our case. Attending this meeting were you, S.E.H. <br />representative Glen VanWormer, Bob Waste and myself. Our engineering <br />representative, Glen VanWormer, Traffic Engineer, felt that the DOT <br />response was favorable and is proceeding with engineering studies <br />for MnDOT. This is a joint effort of Pinecrest Park, Bob Waste and <br />Irving Herbst. <br />3, The fact that it will take some time to complete an agreement with <br />trinDOT and have the intersection built, together with a very favorable <br />economic climate, convinces us that we should immediately proceed <br />with the development. Today, we have people interested in building <br />a commercial complex on the commercial portion and people interested <br />in a large office/districting center, a home office and a distri— <br />bution center. <br />
