Dead end the north <br />end and put in a cul-de-sac as shown on the attached sketch. <br />b. Rezone to light industrial the portions of the plat as shown <br />on the sketch. We feel that our pricing schedule, plus the <br />City of Moundsview's permit procedures will ensure a high <br />quality of construction that will guarantee a pleasant atmos- <br />phere for adjoining property owners. <br />c. As water is already in Raymond Avenue, we would want a sewer <br />system and paving of Raymond Avenue this spring. We would <br />also immediately have an architecturally designed berm, foliage <br />and tree system installed on the north edge of the property <br />to maintain a pleasant, natural view for these neighbors. <br />4. Phase II <br />a. As the median cut on Highway 10 will be on the northwest �) <br />property line adjoining the Waste Property, we recognize that h <br />we and Mr. Waste would have to dedicate land for a north/ <br />south street. We agree to do this, assuming the cooperation <br />of Mr. Waste. <br />This north/south street leading from the new median cut <br />would become the main street into the park. As shown on <br />the sketch, another street would immediately be needed along <br />the top of the commercial block connecting the two north/ <br />south streets. We agree to dedicate land in the future for <br />this cross street. <br />5, Phase III - At the present time we do not wish to propose any further <br />subdivision of the lots or anymore streets. There are several <br />reasons for this: <br />a. It cannot be considered until the median cut is a reality. <br />b. We have at least two qualified prospects, both of which would <br />purchase an entire lot and develop it themselves, possibly <br />with private streets. <br />c. Depending on a. and b., there are many satisfactory alter- <br />natives for street systems. <br />J <br />
