MOUNDS VIEW PLANNING COMMISSION <br />RESOLUTION NO. 123-04 <br />PACE IWO OF TWO <br />NOW, I-HI-IREFORE, BE IT RESOLVED that the Mounds View <br />Planning Commission recommends denial of the request by Holiday <br />Station Stores based on the following findings: <br />i. Proposed development is not in conformance with the <br />existing Comprehensive Land Use Plan commercial goals <br />and policies, and the spirit and intent of the <br />Comprehensive Plan to limit commercial strip <br />development on Highway 10. <br />2. A development review by the applicant's planning <br />consultant, John Shardlow of Howard Dahlgren <br />Associates, Inc., did not address the following <br />planning issues: <br />A. Stacking of peak hour traffic on Highway 10 and <br />Silver Lake Road. <br />B. Traffic relationship to proposed Kinder Care and <br />the existing bank operation. <br />C. Ingress and egress traffic patterns. <br />D. Noise and emissions. <br />E. General environmental issues. <br />BE IT FURTHER RESOLVED that the Mounds View Planning <br />Commission direct staff to forward this resolution and unapproved <br />Planning Commission minutes of September 5, 1984 and September <br />19, 1984 to the City Council prior to approval of the minutes. <br />ATTEST: <br />(SEAL) <br />Adopted this 19th day of September, 1984. <br />rman <br />D1recEor of Public WorkW! <br />Community Development <br />
