Sincr Lhe canopies are conmion to motor fuel <br />operations, the City may wish to amend their Zoning Ordinance to <br />establish a setback exception for these structures. An amendment of <br />this type would establish a standard for all similar operations any <br />where in the City rather than locus on a single operation. <br />6. Landscaping to enhance the sil,e and screen the adjacent properties is <br />important if the use is allowed to expand. A landscape screen is <br />required in replace of the fence in front of the front building line. <br />All open space surrounding the paved area must be grassed and landscaped <br />in accordance with Section 40.0 /.O.(8) n. A ldndscape plan should be <br />submitted for City review and approval. <br />7. Parking. Based on a floor area of 1,296 square feet, the site is required <br />to have 16 on -site parking stalls. The Zoning Ordinance prohibits parking in the required <br />front yard. As such, a 30 foot setback is required. <br />8. Curb Cuts. The site plan indicates that site access will be provided by <br />two existing curb cuts with a slight alteration to the westerly curb <br />cut.
