I, of the City Code? <br />9. Mn/DUT approval must be obtained for the access point. <br />10. All signing and inturmatiunal or visual communication places <br />shall be in compliance with the Mounds View Sign Code, <br />11. Are provisions adequate for controlling and reducing noise? <br />12. The Planning Commission shall consider possible adverse <br />effects of the proposed conditional use. Its judgment shall <br />be based upon the following factors: <br />a) Relationship to the Municipal Comprehensive Plan. <br />b) The geographical area involved. <br />c) Will such use tend to or actually depreciate the area <br />in which it is proposed. <br />d) The character of the surrounding area. <br />e) Demonstrated need for such use. <br />PUBLIC HEARING <br />a~ <br />A public hearing with kme courtesy mailing to the property owners <br />in the area will be required for the conditional use permit as <br />well as the minor subdivision. <br />DEVELOPMENT AGREEMENT REQUIREMENTS <br />1. Exhibits: <br />a) Plans and specifications for building <br />b) Site plan with planting schedule <br />c) Ordinance No. 49 drainage requirements <br />d) Ordinance No. 49 security <br />2. Exhibit 2A conditions: <br />a) Paved parking area to use 8-6-18 curbing. <br />STAFF RECOMMENDATION <br />Mn/DUT may not permit an access to Highway 10. Therefore, I do not <br />recommend taking action until they receive approval from Mn/DOT. <br />4 <br />
