RESULU'CIUN Nu. 11i4 <br />CITY OF MOUNDS VIEW <br />COUNTY OF RAMSEY <br />STATE. OF MINNESOTA <br />RESOLUTIUN REGARDING MOUNDS VIEW PLANNING CASE NO. 174-85, <br />RONALD L. RICHARDSON, SELF -SERVE CAR WASH <br />WHEREAS, Ronald L. Richardson has requested City approval to <br />construct a selt-serve car wash near the southwest corner of County <br />Road H-2 and Highway 10 (232U Highway IU) in the City of Mounds <br />View; and <br />WHEREAS, construction of this building, as requested, <br />requires approval of the development, minor subdivlsion and <br />conditional use pernut; anu <br />WHEREAS, the Planning Commission has tevieaad the staff <br />report and reviewed information submitted by the applicant which <br />includes the follows: <br />1. Development Plan <br />2. Site Survey <br />3. Evidence of Site Control; and <br />WHEREAS, the Planning Commission has also :eviewed this <br />prop -sal and it is in conformance with all chapters of the Municipal <br />Code, specifically Chapter 40, 42, 49, and 49A and State statutes; <br />and <br />WHEREAS, this development d,es not need to be reviewed by the <br />Rice Creek Aatershed District; and <br />WHCREAS, the Storm Water Control has been approved by thn <br />r;ty Frnineer: and <br />WHEREAS, the winn•rrnta Department of 'Transportation verbally <br />,toted the. t:,ey cannot deny the request for a curb cut; and <br />WHEREAS, Glen Van Wormer of Short -Elliott-Hendrickson, and <br />the City Enyinaer have reviewed the proposed curb cut with res,^_-- <br />to whether or not thn curb cut should also provide access to the <br />vacant lot to the south; and <br />WHEREAS, the distance between this proposed curb Put and the <br />future curb cut on the vacant lot is recommended to be a minimum of <br />180 feet; and <br />WHEREAS, the traffic using the self-service car wash will be <br />relatively low and an access to the vacant let to the south can be a <br />minimum of 180 feet from the curb cut; and <br />
