NO. 185-86 , <br />SjrMCKS <br />Proposed structures, paving and nirblng satisfy setback <br />requirements. <br />ACCESS <br />Tne applicant proposes a one-way entrance on Program Avenue and a <br />one-way ex.t on Program Avenue. <br />DRAINAGE <br />Approval from Rice Creek Watershed District is not required (see <br />attachment). The applicant's storm water detention pond will be <br />installed on the south side of the site and the design will be <br />approved by the City Engineer prior to City Council approval. <br />PARKING <br />The applicant proposes 2 parking spaces and 8-6-18 curb and <br />gutter. The 2 parking spaces and curb and quttPr satisfy City <br />Code requirements. <br />CONDITIONAL USE PERMIT <br />City Code requires the City Council to conduct a public hearinq <br />on the conditional use permit. In order for a car wash to be <br />installed in a B-3 zoninq district., the site must receive a <br />conditional use permit from the City. The requirements are <br />listed in City Code Chapter 40.18, Subd. D(2l. I will summarize <br />the requirements of this section of the CitV rode as follows: <br />a) Architectural appearance shall he similar to existing <br />building in the area. <br />b) The application shall proviae stacking space to <br />accommodate the number of vehicles that can he washed <br />during a maximum 30 minute period. The applicant will be <br />submitting this shortly to the City Engineer for approval. <br />c) Additir,nal screening is required when development is next <br />to a residential district. <br />d) Each light standard island and all islands in the parking <br />lot shall be landscaped or covered. <br />e) Pertains to screening residential districts. <br />f) Applicant satisfies with these requirements. . <br />g) Applicant will satisfy these requirements. <br />
