1. Lessor -Tenant obligation. It to understood that nothing in
<br />this Lease contained shall create a partnership or Joint venture
<br />betwesn the Lessor and the Tenant or render the Lessor In any way
<br />responsible for debts or losses of the Tenant, the relationship
<br />between the parties being that of Lessor and Tenant only.
<br />1. Tenant Shall pay all charges (or weer, electricity, gas,
<br />telephone, Savor, garbage removal and other utility services
<br />furnished to the doml Nd promisee during the period of the Lease.

<br />and improvements in or appurtenant to the demised premises at

<br />ments, changes, additions, and improvements insured for the benefit
<br />of Lessor and Tenant, and the holder of any first mortgage to which

<br />under standard extended coverage Insurance, in An aggregate amount
<br />Which Shall not be leas than the full Insurable value thereof, In
<br />such form as shall be satisfactory to Lessor and any such mortgages,
<br />all of which policies shall provide that loss, if any, payable
<br />thereunder shall be payable to Lessor And Tenant and fee mortgagee
<br />as them respective interests my apikar. Such policy shall contain
<br />a clause that insurer will met cancel or change the insurance with. '
<br />out first giving the Lessor ton (10) days prior Written notice.
<br />5. LIABILITY 1NSURANCF. Trs Tenant agrees to carry public liability
<br />and property darbge insurance in a company satisfactory to the
<br />Lessor, and to add the lessor an now insured a Allen policies a..d
<br />to furnish a Certificate of Insurance for .,ny such Insurance to the
<br />Lessor. The limits of said policy or policies to be not less than
<br />$100,000.00 for bodily lojury or death for any one person and
<br />5100,000.00 for any one accident and the limits for property damage
<br />to be ::ot less than $50,000.00.
<br />S. MFCIIANIC'S LIEN. Lcasor shall not bo IiALIr fnr an, labor or
<br />ri7 Uiu��Curnishod or to be furnished to the Tenant upon
<br />credit, and no mechanic's or other liens for any such )oboe or
<br />materials shall attach to or affect the reversionary or other
<br />estate or interest of the Lessor In and to the premises herein
<br />demised or any portion thereof.
<br />7. SUBORDINATION. It is further expressly understood and agreed
<br />t ath s ou the Lessor so require, this Lease and the terms
<br />thereof dull be subordinate and inferior to any and all mortgages,
<br />Including blarket mortgages, now on the promises or any removal,
<br />extension or modification and/or consolidations thereof, and shall
<br />also be an inferior lien on the promise., subject, subordinate and
<br />inferior to any and all mortgages, including blanket mortgages,
<br />which may hereafter be raised or placed upon the Said promises.
<br />The Tenant hereby agrees at any time during the demised term to
<br />execute any and all subordination agreements which my be required
<br />of it to subordinate this Lease as hereby agreed, and do hereby
<br />appoint the Lessor, its Servants, •gents, aq,loyccs or &*signs, -i
<br />attorney-in•fact with full power and Authority to execote, acknowledge
<br />and deliver any and all papers for the purposes herein set forth If
