HOUNDS VIEW PLANNING COMMISSION <br />RESOLUTION NO. 93-83 <br />CITY OF MOUNDS VIEW <br />COUNTY OF RAMSEY <br />SfAfE OF MINNESOTA <br />RESOLUTION APPROVMVARIANCES FOR THE DYNAMIC DESIGNERS PROPOSAL <br />WDEREAS, Mr. Jim Cepress and Mr. Art Frntag of Dynamic <br />Desigaerr'have requeRtcd approval to co,ntruct an 6-unit <br />condominium Re 7656 Woodlawn Drive; and <br />WHEREAS, the Location of this property and propoRed <br />building Ile within a designated wetland zoning district; <br />WHEREAS, Section 48.06 Subdtvialnn 4 A (1) of the Mouundn <br />View Municipnl Code allows for dimensinnnl requirement <br />modtflention to further the purposes of the wetlnnd ordinance; <br />nod <br />WHEREAS, the inr.ntion of the building, ns proposed to <br />remain nut of the Wetland proper would require approval of the <br />fnllnw:ng, varinnceR: <br />a) Building, sida yard setback of 6 feet. <br />b) Building front ynrd eethnck of 7 feet. <br />c) Parking area curbing setback of 4 feet. <br />d) Variance to the requirement that all structures <br />be eethnck at least 100 feet from the wetland. <br />WIIEREAS, the Planning Commisnion identifies the following <br />aS hardahlpS by which R variance is needed: <br />A) The property waR acquired by Dynamic Designers <br />prior to the adoption of the We.tlsnd Ordinance. <br />h) The present condition was noc developer created. <br />c) Without a variance to the requirement that all <br />structures he setback at lennt 100 feet from the <br />wetland, the property would he rendered undevelop- <br />ahle. <br />NOW, TIIERF.FORE, BE IT RESOLVED that contingent upon <br />Approval being given by the Mo1ndR View City Council to combine <br />the, two Iota under consideration Into one and evidence of the <br />recording of deeds being submitted to•the City, the Hounds View <br />Planning Commission hereby approves the following: <br />1) A 6 Font vnrinnce to the building side yard aethnck <br />requirement. <br />7.) A 7 font vnrinnce to the building front ynrd <br />ae.thack requirement. <br />
