OF MINNESOTA <br />RESOLUTION RECOMMENDING APPROVAL OF A MINOR SUBDIVISION, <br />REZONING, CONnITICNAL USE PERMIT AND DEVELOPMENT <br />PROPOSAL FOR DYNAH;C D2579R1;R. <br />WIIIREAS, Hr. Jim Cepresn and Mr. Art Frctng of Dynamic <br />Designers have requested approval to construct an 8-unit <br />cnndominium At 7656 Woodlawn Drive; And <br />WHEPR AS, the location of this property And proposed <br />building Ite within a designated wetland zoning district; And <br />WHSRRAS, Chapter 48 of the Hounds View Municipal. Code <br />governs development within wetland buffer Arens; and <br />WHEREAS, the lot upon which thin proposed building is to <br />be located Also ties within a designated flood plain; and <br />WHEREAS, Chapter 49 of the Hounds View Municipal Code <br />governs development within the flood plain area; and <br />1' WHEREAS, bith Chaptcra 48 and 49 allow development within <br />buffer and flood plain area, respectively, under certain <br />conditions; and <br />WHEREAS, the development as proposed would require <br />Approval of the following,: <br />1) A minor subdivision combining the two lots into <br />one. <br />7.) it rezoning, from R-3 to R-4. <br />3) A wetlands alte.rstion permit. <br />4) A r.oaditinnal use permit to allow the filling of <br />a portion of the flood plain. <br />5) The following variances: <br />a) Building Aide yard setback of 6 feet; <br />h) Bui.lding front yard setback of 7 feet; <br />r.) Parking area curbing setback of 4 feet; <br />d) Varinnce to the requirement that all structures <br />be setback at Inast 100 feet K om the wetland; and <br />
