Coordinate elements of the City�s Comprehensive Plan with <br />these project objectives. <br />J. Provide maximum opportunity, consistent with the needs of <br />the City, for development by private enterprise. <br />2. Redevelopment Project Proposals and Public Facilities <br />Redevelopment within Development District No. 2 must be <br />financially feasible, marketable and compatible with longer range <br />City development plans. The following recommendations represent <br />the options that satisfy the development for the Project area in the <br />initial state while tak;ug advantage of opportunities which are <br />currently available. <br />a. Assistance with the public improvements associated with the <br />commercial/Industrial development in the development <br />district area; <br />' b. Removal or rehabilitation of blighted buildings which are <br />obsolete, substandard, or not in the City's zoning or land use <br />requirements; <br />C. Clearance and redevelopment; <br />d. Land acquisition; <br />e. New construction and potential future expansion of Industrial <br />buildings; <br />f. Relocation of buildings and the inhabitants of buildings; <br />g. Vacation of rights -of -way; <br />h. Dedicntion or new rights -of -way; and <br />I. Insurance of maximum opportunity for future development by <br />prnviding desirable and developable sites in the area. <br />3. Open Space to be Created <br />In addition to the provisions of Chapter 472A.02, Subdivision 5, some <br />open spare may be created for the purpose of enhancing commercial <br />development and providing circulation of pedestrian traffic, special <br />landscaping of commercial and public property.
