Description of Proposed Project The City of Mounds View proposes to undertake a detailed, comprehensive review of the City's Comprehensive Plan, Zoning Code, Sutdivision Regulations, and any other City policies, rules, or regulations relating to development within the City. Since the last update of the C mprehensive Plan in 1981, significant changes within the community have occurred. These changes include, but are not limited to the following: Only a small percentage, <59, of residentially zoned land in the City remains to be developed and cf this, no single site would exceed more than 10 lots. Increasing pressures are being felt for development of the commercial/industrial land in the City which as had little planning emphasis placed on it in the past. The nature of development along the main corrider through the City, T. H. 10, is being challenged for proposals for development/redevelopment contrary to zoning and/or land use designation. The current economy and development in the northern suburbs of Ramsey County have caused for developers to focus of Mounds View due to its general location. These development pressures have caused the City to question the viability of its current land use and development controls. The project would use the strategic planning process as a means to develop a "picture" of the type of community desired by its residents. The "picture" would then be used as the means for establishing land use and d velooment controls that would permit and encourage development consistent with this vision for the future.
