Description of Proposed Project <br />The City of Mounds View proposes to undertake a <br />detailed, comprehensive review of the City's <br />Comprehensive Plan, Zoning Code, Sutdivision <br />Regulations, and any other City policies, rules, or <br />regulations relating to development within the City. <br />Since the last update of the C mprehensive Plan in 1981, <br />significant changes within the community have occurred. <br />These changes include, but are not limited to the <br />following: <br />Only a small percentage, <59, of residentially <br />zoned land in the City remains to be developed <br />and cf this, no single site would exceed more than <br />10 lots. <br />Increasing pressures are being felt for <br />development of the commercial/industrial land <br />in the City which as had little planning <br />emphasis placed on it in the past. <br />The nature of development along the main corrider <br />through the City, T. H. 10, is being challenged <br />for proposals for development/redevelopment <br />contrary to zoning and/or land use designation. <br />The current economy and development in the <br />northern suburbs of Ramsey County have caused for <br />developers to focus of Mounds View due to its <br />general location. These development pressures <br />have caused the City to question the viability of <br />its current land use and development controls. <br />The project would use the strategic planning process as <br />a means to develop a "picture" of the type of community <br />desired by its residents. The "picture" would then be <br />used as the means for establishing land use and <br />d velooment controls that would permit and encourage <br />development consistent with this vision for the future. <br />
