MEMO TO: Clerk -Administrator and City Council <br />FROM: Director of Public Wor;:s/Community Development <br />Vlj� 7 <br />DATE: November 25, 1986 <br />SUBJECT: LIABILITY INSURANCE FOR APARTMENT OWNERS <br />Councilmember Blanchard requested that Staff study the <br />possibility of requiring apartment owners to file with the City <br />of Mounds View a certificate of insurance for landlords general <br />liability. This would include the liability for fire damage. <br />City Code 93.15, Multiple Dwelling Registration, states that the <br />owner of a multiple unit shall annually apply for a renewal of <br />the Certificate of Registration on or before March 30th of each <br />year. I have discussed this issue with Attorney Meyers. One of <br />the requirements that the apartment owner must meet prior to <br />receiving his annual renewal of registration could be that he <br />provide the City with a landlord's general liability certificate <br />of insurance. The City could then keep this certificate of <br />insurance on file. <br />Approximately 99 percent of all apartment owners have general <br />liability insurance because if they did not, they would or could <br />be liable for large sums of money if they were sued or there was <br />damage to their property. Apartment owners would be foolish if <br />they did not have this general liability insurance. <br />If you decide to make the landlord's general liability <br />certificate of insurance a condition of approval of the annual <br />renewal of registration, the time staff will spend on apartment <br />registration and filing will increase. <br />I present this memo for your review, discussion and direction. <br />SWT/bac <br />
