All other parking space on the site have <br />been maintained at 9' x 20' size and drive lanes <br />in the parking areas have been maintained at <br />minimum 24 foot widths to promote safe and <br />convenient circulation within the site. . <br />5. The boulevard area adjacent to the aforementioned <br />parking spaces has been reduced from 29.33 feet <br />(curb to curb) to 19.33 feet (curb to curb). The <br />revised boulevard includes 1?. feet of public <br />right-of-wav to the north curb of Woodale Drive <br />and 8.33 feet from the right-of-way (property <br />line) to the south curb of the parking lot. <br />The foregoing revisions to the site plan have compensated <br />for the twenty foot discrepancy from the mistaken building <br />location. We believe the site plan as modified, maintains <br />the aesthetics, architectural appeal, and functionality of <br />the original plan. <br />several additional modifications to the site plan have been <br />requested by the owner, Multi -Tech, systems, Inc., some of <br />which are indirectly related to the foregoing and some of <br />which simply reflect Multi-Tech's business needs and <br />preferences. These additional modifications are set forth <br />on the revised site plan and are summarized as follows: <br />A. Additional parking stall& will be provided in the <br />northwest corner of the site as part of initial <br />construction, in the area which had been labeled <br />"future parking" in the original site plan. A <br />total of 265 parking spaces will be provided on <br />the site, including 242 full size spaces, 19 <br />compact spaces, and 4 handicarped spaces. Multi - <br />Tech desires the additional parking spaces to <br />accomodate its anticipated business and employment <br />growth. <br />B. An additional driveway entrance/exit to Woodale <br />Drive is proposed in the southwest corner of the <br />site, to balance the vehicle circulation in <br />relation to the expanded parking area. <br />C. Two additional landscape islands (with trees) have <br />been added to the south parking area to provide a <br />A visual contrast to the paved surface. <br />6J <br />
