® MEMO TO: Mayor and City Council <br />FROM: City Planner Hetwan <br />DATE: December 15, 1988 <br />SUBJECT: MINOR SUBDIVISION REQUEST FOR PAUL R. NEWCOMB, <br />8085 WOODLAWN DRIVE, PLANNING CASE NO. 255-88 <br />Attached is a site plan which illustrates the subdivision request <br />of Mr. Newcomb. Currently Parcels A and D are considered to be <br />8085 Wordlawn Drive. Mr.. Newcomb would like to subdivide these <br />two lots creating an interior lot 75' by 150' (11,250 square <br />feet) and a corner lot of 100' x 130" (13,000). <br />The conditions listed in the resolution stem from the buildings <br />currently located on the property. Parcel D, the newly created <br />lot, presently han a garage on it. Mr. Newcomb uses this garage <br />for'access tc his property. After subdivision, the lot will have <br />an accessory building without a principle structure. Mr. Newcomb <br />has stated that the garage is rather new and in good condition <br />and hoped he would not have to tear it down. The Planning <br />Commission has recommended that a principle structure be built <br />upon the property or the garage remo�,ed within_ one year of <br />recording of the subdivision. <br />The other issue resulting from the subdivision is the remaining <br />lot will not have a driveway. Mr. 17ewcomb has agreed to lay a <br />gravel driveway within one year of recording of the subdivision. <br />The other structure on this property is an accessory storage <br />building and is not being used as a garage. <br />Resolution No. 2427 is attached for your review. <br />RJH/BAC <br />2 <br />
