HALT SEPTEMBER 18, 1989 <br />---------------------------------- PAGE 2 <br />It appears that the proposed minor subdivision is in conformance • <br />with the minimum lot area and width requira-ments as outlined in <br />the Zoning Code. In order for the proposal to be totally in <br />conformance with the subdivision ordinance, easements must be <br />added to the Certificate of Survey as outlined in the City <br />Engineer's memorandum dated October 11, 1989. <br />The site survey indicates there are two sheds that would be <br />located on Parcel B. The Zoning Ordinance does not allow an <br />accessory use on a lot without a principal use, therefore, should <br />the City approve of the subdivision, both sheds must be removed <br />from Parcel B. In the past with this same type of subdivision <br />request with one of the Lots having accessory buildings, the <br />Planning Commission has given the applicant one year to remove <br />the shed(s) or at the time plans are submitted for a new building, which ever comes first, <br />This minor subdivision is subject to the park dedication fees <br />which are required for all subdivisions in the City. The fee <br />will be approximately $100. This fee is to be paid in full at <br />the time the applicant is given a certified copy of the <br />resolution for recording with the County. Recording of this <br />resolution must take place within sixty days of final approval <br />with the City. <br />MMH/BAC <br />Q <br />
