C <br />MEMO TO: PLANNING COMMISSION \ <br />FROM: CLERK -ADMINISTRATOR , I <br />i <br />DATE: APRIL 9, 1987 <br />SUBJECT: PRELIMINARY PLAT DAILEY KNOLLS <br />Attached please find a copy of the Preliminary Plat for <br />Dailey Knolls filed by Mr. Howatd Thorsen of Dailey Homes, <br />Inc., 8510 Central Avenue H.E., Blaine on March 25, 1987. <br />This plat has a rather extensive history with the City of <br />Mounds View,. -in that it was oriyinally filed in 1977, <br />recommended for approval by the Planning Commission on <br />January 10, 1979, copy of minutes attached, and approved by <br />the City Council on April 9 of 1979 along with rezoning of <br />the property to the R-2 designation which will allow the <br />development currently proposed by Mr. Thorsen, namely zero <br />lot line duplexes on each of these three lots. This item is <br />again before you as Mr. Thorsen did not submit a final plat <br />for approval within the six month time frame required by <br />City Ordinances after approval in 1979 and, therefore, <br />requires that the plat be reconsidered from the beginning. <br />Staff has conducted a Development Review of this project on <br />the morning of April 9, 1987 and determined that the plat <br />itself is within the requirements of City Ordinances with <br />the only concerns relating to the maintenance of public <br />utilities and the storm water detention pond. <br />RECOMMENDATION: <br />Staff recommends approval of the Preliminary Plat as <br />presented. <br />DFP/mjs <br />
