City staff has discussed removing these minimums to allow <br />properties of any size to be processed as a PUD. The attached ordinance would accomplish this <br />by removing standards in three sections of the ordinance. The size and frontage limits are not <br />needed, we believe, and hamper reasonable development and redevelopment of smaller parcels. <br /> <br />The pertinent code sections are as follows, with strikeout text noting what is recommended for <br />deletion. Standards relating to parcel size and required frontage are in three separate sections, <br />relating to residential, commercial or industrial, and mixed use PUDs. The size limits for these <br />three types of PUDs are currently 3 acres, 5 acres, and 4 acres, respectively, and 200 feet of <br />street frontage: <br /> <br />160.317 SPECIAL REQUIREMENTS AND STANDARDS. <br /> (A) Residential planned unit development. <br /> (1) Purpose. It is the intent of this division (A) to establish special requirements for the <br />granting of a conditional use permit for residential PUD projects which are in compliance <br />with the permitted and conditional uses allowed in a specific district, including dwellings, <br />offices and institutional uses of one or more buildings in relation to an overall design and <br />integrated physical plan and in accordance with the provisions and procedures as <br />prescribed in this chapter. <br /> (2) Minimum project size. The tract of land for which a planned unit development, <br />general residential project is proposed and permit requested shall contain not less than <br />three acres of land. <br /> (3) Required frontage. The tract of land for which a project is proposed and permit <br />requested shall have a width of not less than 200 feet perpendicular to the side lot line or <br />have 200 feet of frontage on the public right-of-way, whichever is most restrictive. <br />(B) Commercial or industrial planned unit development. <br /> (1) Purpose. The intent of this division (B) is to establish special requirements for the <br />granting of a conditional use permit to allow commercial or industrial PUD projects which are <br />in compliance with the permitted and conditional uses allowed in a specific district in one or <br />more buildings in relation to an overall design and an integrated physical plan.
