MEMO TO: Mayor and City Council <br />FROM: City Planner <br />DATE: April 28, 1988 <br />SUBJECT: DYNAMIC DESIGNERS VARIANCE REQUEST APPEAL <br />I have met with the City Attorney and Clerk -Administrator to <br />discuss the appeal by Dynamic Designers. The following is an <br />attempt to list out issues related to this development proposal. <br />Much of this information vas given by Barr Engineering at the <br />wetland workshop and in their March 16, 1988, memo. <br />Chapter 48.05, Subd. 5, applies to "lands proposed tc be <br />subdivided and lying within a wetland zoning district". <br />A. Minimum Lve Size - 20,000 Square Feet <br />This development as proposed would require a minor <br />subdivision. The size of the entire lot is approximately <br />28,000 square feet, therefore, two 20,000 square foot lots <br />could not be obtained from the parcel. The lot without <br />subdividing would meet this requirement. <br />B. Minimum Lot Width - III Feet as Measured at the <br />Build ne Setback Width <br />With the subdivision proposed the lots would have widths <br />below the 125 feet minimum. The widths would be <br />approximately 108 feet and 88 feet. If this lot was not <br />subdivided it would conform to this requ' ement. <br />C. All Structures Shall be Setback at Least 100 Feet from <br />This proposal requires filling of the wetland and the <br />placement of principle and accessory structures within the <br />100 foot buffer. <br />AB 06, subdivision 3, Permit Standarus. <br />
