Much of this through Staff memos and information has been forwarded to you <br />Barr Engineering reports. <br />1. MAJOR SUBDIVISION - CHAPTER 42 <br />This subdivision meets the requirements of Chapter 42 of the <br />City's Zoning Code. Because the development is within a <br />wetland and flood plain, Chapters 48, 49, and 49A also apply <br />to this development. The subdivision issue is more appro- <br />priately addressed in the discussion of the variance requests <br />and wetland alteration permit. <br />2. WF.TLAMn onr,...... <br />--- �.,....„�•,,;nr - cBAPTER 48.02 <br />The Army Corps of Engineers, Ramsey Soil and Water Conserva- <br />tion District, Barr Engineering and Merila and Associates <br />have all agreed upon the wetland boundary redelineation. <br />This item is on the agenda for public hearing and approval at <br />® the July 25 meeting. <br />3. WETLAND ALTERATION PERMIT <br />Chapter 48.05, Subd. 5, applies to "lands proposed to be <br />subdivided and lying within a wetland zoning district". <br />a) Minimum Lot Size - 20,000 Square Feet <br />The development as proposed would allow Lor 17 lots. <br />Of these lots meet the requirements for lot size in Each <br />Chapter 40 but also must meet the 20,000 square foot <br />requirement of Chapter 48. All lots proposed, except for <br />Lot 4, Block 4 which is not within the wetland zoning <br />district, are under the 20,000 square foot requirement. <br />The developer showed in the submitted Illustration #1 that <br />lot sizes of 20,000 square feet are attainable, although <br />the developer has not revised his submittal to meat this <br />requirement. <br />F] <br />
