Resolution 10145 <br />Page 2 <br />Conditions for Approval <br />1. The combined square footage of all accessory buildings is 1,600 square feet <br />and shall not exceed 1,800 square feet. <br />2. The proposed storage building will be constructed per the plans submitted to <br />the city and reviewed with this request. <br />3. The proposed storage building shall adhere to the requirements of Section <br />160.088(E)(4). <br />4. The applicant shall secure all other applicable permits for their request. <br />5. The applicant shall pay all fees and escrows associated with this request. <br />Findings of Fact for Approval <br />1. The city has specific development standards in the zoning code. <br />2. The current site at 8031 Greenwood Drive is zoned R-1, Single Family <br />Residential. <br />3. The applicant proposed to construct a 1,140 sq ft shed, resulting in a total <br />accessory structure area of 1,600 sq ft. <br />4. Section 160.087 allows up to 1,800 sq ft of accessory structures, but requires <br />a CUP for any total exceeding 952 sq ft. <br />5. The proposed accessory structure meets the numerical limits and includes a <br />garage, satisfying the requirements of Section 160.088(E), and the CUP <br />criteria in Section 160.452. <br />6.
