City Council Staff Report <br />9/8/2024 — Conditional Use Permit, Additional Storage building, 8031 Greenwood Dr <br />Page 4 <br />The additional proposed building will be used as a storage building by the owners and hence it <br />will not create an excessive burden on existing parks, schools, streets and other public facilities <br />and utilities which serve or are proposed to serve the area. <br />(2) The use will be sufficiently compatible or separated by distance or screening from <br />adjacent residentially zoned or used land so that existing homes will not be depreciated <br />in value and there will be no deterrence to development of vacant land; <br />The additional proposed storage building is located ten (10) feet away from the lot lands and will <br />not impose any deterioration in land value or be deterrent in the development of vacant land. <br />(3) The structure and site shall have an appearance that will not have an adverse effect <br />upon adjacent residential properties; <br />The structure and site will have the same appearance as the existing primary residence and <br />hence will not have an adverse effect on adjacent residential properties. <br />(4) The use, in the opinion of the City Council, is reasonably related to the overall needs of <br />the city and to the existing land use; <br />The proposed additional storage building follows the existing land use. <br />(5) The use is consistent with the purposes of this chapter and the purposes of the zoning <br />district in which the applicant intends to locate the proposed use; <br />The proposed additional storage building is consistent with the intent of the zoning ordinance <br />and the objectives of the R-1 Single -Family Residential District. <br />(6) The use is not in conflict with the Comprehensive Plan of the city; <br />The proposed additional storage building does not conflict with the Comprehensive Plan of the <br />city. <br />(7) The use will not cause traffic hazards or congestion; and <br />The proposed additional storage building will not cause traffic hazards or congestion. <br />(8) Adequate utilities, access roads, drainage and necessary facilities have been or will be <br />provided. <br />The additional storage building requires electrical utilities only and does not require other utilities <br />such as drainage and access roads. <br />The Mounds View Vision <br />A Thriving Desirable Community <br />
