Sheet C2.0-2.1 – Site Plan <br />1. The proposed curb cut on the east side drains directly into the adjacent wetland. An appropriate OSC <br />shall be provided prior to discharge. <br />2. Install ped ramp to the concrete drive apron to accommodate 6’ walk. Curb shall be sawcut and <br />removed at closest joint. <br /> <br />Sheet C3.0 – Grading Plan <br /> <br />1. Groundwater and soil surveys shall be completed prior to finalizing filtration basin elevations. <br />2. Retaining wall shall be extended to the ROI on Bronson Drive. <br />3. Evaluate the need for a tip-out curb to prevent stormwater from prematurely entering the emergency overflow <br />(EOF). <br /> <br />Sheet C4.0– Utility Plan <br />1. The sanitary sewer shall be lined from the property line to the City main, including the wye connection. <br />2. Maintain a minimum of 5-foot horizontal separation from the carwash water service tap. <br />3. Confirm that a single 6” sanitary service is adequate for the entire building. <br />4. Consider adding a sanitary manhole near the Long Lake Road connection to improve access and <br />maintenance. <br /> <br />Sheets C5.0-5.3 – Civil Details <br />1. No comment <br /> <br /> <br />Sheets L1.0-L1.1 – Landscaping Plan <br />1. All proposed trees shall maintain a minimum of 10-foot separation from all stormwater and utility <br />systems. <br />2. Consider replacing the removed ash trees with a mix of swamp white oak and river birch, with a total of <br />six (6) replacement trees. <br /> <br /> <br />Sheets SW1.0-1.5 – SWPPP <br />1. Pavement grading currently directs runoff toward the EOF, which lacks pretreatment. Confirm and <br />revise the grading as necessary to ensure stormwater is routed to the West filtration basin prior to <br />discharging to the wetland. <br /> <br />Please feel free to contact me if you have any questions or require any additional information.
