Top of image is north. <br /> Evaluation: <br /> Comprehensive Plan <br /> The city's 2040 Comprehensive Plan designates this site as Single-Family Detached Residential <br /> on the Future Land Use Map (Figure 2-2 within the plan). This designation permits standalone <br /> single-family homes with one dwelling unit per lot. The proposed lot line adjustment does not <br /> alter this designation, and both homes will continue to function as compliant single-family <br /> detached residences under the Comprehensive Plan. <br /> Zoning Code <br /> Both lots are zoned R-1 (Single Family Residential). Section 160.055 lists the setbacks required <br /> in the R-1 zone, while Section 160.056 lists the minimum lot size requirements. Table 1 in this <br /> report shows how the lot line adjustment affects each parcel. Figure 2 shows the current <br /> conditions and lot line layout. Both lots would continue to meet the minimum lot size standards. <br /> The setbacks from the shared side lot line will also be met by both residences; the house on <br /> 8408 was previously legally nonconforming to the 10-foot side yard setback.
