City Council Staff Report <br /> 4/27/2026—Lot Line Adjustment <br /> 8408-8428 Eastwood Road <br /> Page 6 <br /> Conditions of Approval: <br /> 1) The proposed request to adjust the lot line between 8408 Eastwood Road (Parcel ID <br /> 063023110005) and 8428 Eastwood Road (Parcel ID 063023110008) shall adhere to <br /> the preliminary plat of Jahnke Acres prepared by EG Rud & Sons, Inc. dated 3/23/2026. <br /> 2) The Final Plat of the proposed subdivision Jahnke Acres shall be approved and <br /> recorded within one year of approval of the preliminary plat by the City Council. <br /> 3) The applicant shall acquire all applicable local, County, State, and Federal permits and <br /> approvals for their request. <br /> 4) The applicant shall pay all fees and escrows associated with this request. <br /> Final Plat <br /> Staff recommends approval of the final plat request to adjust the lot line between 8408 <br /> Eastwood Road and 8428 Eastwood Road, as shown on the final plat of Jahnke Acres prepared <br /> by EG Rud & Sons, Inc. dated 3/23/2026, with the following findings of fact and conditions of <br /> approval: <br /> 1) 8408 Eastwood Road (Parcel ID 063023110005) is currently owned by Bradley D <br /> Jahnke, and 8428 Eastwood Road (Parcel ID 063023110008) is currently owned by <br /> Lazona C Jahnke Trust. <br /> 2) The applicant, Bradley D Jahnke, proposes to adjust the lot line between the two <br /> parcels, as shown on the proposed final plat called Jahnke Acres. <br /> 3) Based on the Mounds View 2040 Comprehensive Plan, the site is guided as `Single- <br /> Family Detached'. The proposed changes keep the sites residential and would be <br /> consistent with the site's designation in the comprehensive plan. <br /> 4) Both parcels will comply with the R-1 zoning standards post lot line adjustment. <br /> 5) The proposed final plat meets the requirements of Section 158 of city code, and is <br /> consistent with the preliminary plat of Jahnke Acres. <br /> Conditions of Approval: <br /> 1) The proposed request to adjust the lot line between 8408 Eastwood Road (Parcel ID <br /> 063023110005) and 8428 Eastwood Road (Parcel ID 063023110008) shall adhere to <br /> the final plat of Jahnke Acres prepared by EG Rud & Sons, Inc. dated 3/23/2026. <br /> a. The proposed request shall adhere to the conditions of approval of the <br /> preliminary plat of Jahnke Acres as listed in Resolution 10245. <br /> b. The final plat shall adhere to all requirements of the City Attorney, in accordance <br /> with Section 158.026(D) of city code. <br /> 2) The Final Plat of the proposed subdivision Jahnke Acres shall be recorded within one <br /> year of approval of the preliminary plat by the City Council. <br /> 3) The applicant shall acquire all applicable local, County, State, and Federal permits and <br /> approvals for their request. <br /> 4) The applicant shall pay all fees and escrows associated with this request. <br /> The Mounds View Vision <br /> A Thriving Desirable Community <br />
