RESOLUTION 6879 <br />GITY OF MOUNDS VIEW <br />• COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br />RESOLUTION APPROVING A PUD AMENDMENT TO ADD "PRINT PRODUCTION <br />AND FABRICATION SHOP" AS A PERMITTED USE AND TO ADD "ATTACHED <br />ACCESSORY BUILDING" AS A PERMITTED ACCESSORY USE AT <br />2442 COUNTY ROAD 10; <br />MOUNDS VIE~i1/ PLANNING CASE PA2006-001 <br />WHEREAS, the Mounds View City Council approved the O'Neil Property Planned <br />Unit Development (PUD} Agreement on May 11, 1998; and, <br />WHEREAS, the approved uses for the O'Neil Property PUD include restaurant and <br />office, and does not allow accessory buildings; and, <br />WHEREAS, the developer wishes to amend the PUD Agreement by adding <br />"accessory building" as a permitted accessory use for the site in order to provide an indoor <br />workshop and add "print production and fabrication shop as a permitted use; and, <br />WHEREAS; the Planning Commission held a public hearing and reviewed this <br />request on June 21, 2006, and voted to recommend approval. <br />• NO~J, THEREFORE, BE !T RESOLVED that the Mounds View City Council makes <br />the following finding of fact related to this request: <br />1. The lot in question, 2442 County Road 10, described by the PUD Agreement as <br />Parcel "A," is zoned Planned Unit Development (PUD). <br />2. The office building at 2442 County Road 10 remains vacant and as such the <br />developer has requested two amendments to the PUD to allow for an attached <br />accessory building to be constructed on the site and allow a print production and <br />fabrication type business as a permitted use. <br />3. The Future Land Use Map from the City's Comprehensive Plan designates this area <br />as a Regional Commercial Planned Unit Development. <br />4. The property at 2442 County Road 10 is within the City's primary commercial <br />corridor and as such, vacant buildings are not desirable. <br />5. The property is a triangle shaped lot, surrounded by Wiidwood Manor senior <br />housing apartments to the northwest, Snyder's and the City Hall property across <br />County Road 10 to the northeast, and the movie theater and retail mall to the south <br />with a wooded wetland in between. The construction ofi an attached accessory <br />building and allowing a print production and fabrication type business would have no <br />• depreciatory affects upon the surrounding area. <br />
