I The proponents defended the 8 X 8 foot monument sign proposed to be <br />erected 25 feet from Apache's eastern -most property line on the south <br />side of the service road off Silver Lake Road, indicating: <br />4 *the necessary utilities were already in place at that location; <br />5 *Burger King's lease was contingent upon their being allowed a <br />6 sign on Silver Lake Road; <br />7 *Apache management could go along with reducing the sign to 6 X 6, <br />8 on which the Commission's vote had been based; <br />9 *they considered this to be a "unique" situation because of the 450 <br />10 foot distance between the proposed building and the street which <br />11 required identification for "impulse" patrons; <br />12 *it seemed to them that Apache was being penalized for the outlot <br />13 setting for the proposed building and for not platting the build - <br />14 ings in the shopping complex separately; <br />15 Mr. Cavanaugh added that: <br />16 *a building closer to Silver Lake Road on the same side as Midwest <br />17 Federal would have to be constructed 200 feet away from that <br />18 building and one on the other side of the main entrance would <br />19 interfere with needed parking space south of the entrance; <br />*in either of those locations a building would block the <br />Z1 visibility of tenants in the mall while a building in line with <br />22 the main building would create "less clutter" than one closer to <br />23 Silver Lake Road. <br />24 Councilmember Enrooth indicated he perceived the precedent for monument <br />25 signs, some larger than the proposed sign, and a good number of them <br />26 lighted, had already been well established for that area along Silver <br />27 Lake Road. He identified 11 of these by name and reminded the townhome <br />28 residents that the City had granted them a variance for their own <br />29 identification sign not too long ago. <br />30 When Commissioner Hansen restated his concerns that a good many of the <br />31 businesses in and behind the mall like Country Store; the SAV liquor <br />32 warehouse; Domino's Pizza; Firestone Tire; etc. might be coming in for <br />33 signage identification on Silver Lake Road when they realized the City <br />34 had allowed Burger King signage on that roadway, Mr. Cavanaugh told him <br />35 Herberger's sign is the only exception to Apache's policy of not <br />36 allowing free standing signage for other than detached buildings in the <br />37 complex. It was also pointed out that the Domino Pizza store was in a <br />38 separate shopping center building with its own center identification; <br />39 Country Store and the SAV warehouse are both in buildings owned by <br />40 Apache Plaza; and the Firestone store has two street frontages. <br />rA <br />
