CITY OF ST. ANTHONY <br />PLANNING BOARD MINUTES <br />April 20,1976 <br />The meeting was called to order by Chairman Bowerman at 7:37 P.M. <br />Present for roll call: 'Letourneau, Cowan, Hiebel, Bowerman, Johnson and Rymarchick. <br />Absent: Marks (Arrived at 7:38 P.M.) <br />The following correction was made to the minutes of the Planning Board meeting March <br />16, 1976: <br />Page 4, N6:..Correct spelling of "gas" <br />Motion by Mr. Letourneau, seconded by Mr. Marks to approve the March 16th minutes as <br />corrected. <br />Motion carried unanimously. <br />Mr. Jeff Nielsen of the Gay Realty Company and Mr. Ed. Sheehy of the EDS Construction <br />Company appeared to seek approval of the site and building plans for a one-story <br />warehouse -office building to be constructed on Lots 1 and 2 of Block 3 in the St. <br />Anthony Office Park. The building would be 276 feet long and 16 feet high with approx- <br />imately 33,000 square feet of space of which 85% would be devoted to warehouse and <br />laboratory space with the remaining space for office use. Mr. Nielsen said 55 parking <br />stalls had been provided at the request of four prospective tenants. Several Board <br />members expressed their concern with what provisions could be made if other businesses <br />requiring more parking spaces should become tenants. The plans call for a U shaped <br />building which would provide a shelter for the trucks which would service the pro- <br />spective tenants with the possibility of another similar building being erected. This <br />evoked a discussion of whether the isolated truck bay area on the two lots to the <br />south might require lights or a security fence. <br />Mr. Nielsen conceded that one of the prospective tenants, Conwed, would probably include <br />fire testing in its laboratory facilities but said that particular space was being <br />designed to accomodate this feature. The building will be sprinkled, however. <br />During the discussion of the landscaping plans, Mr. Johnson and Mr. Marks expressed some <br />concern with only 5 feet of greenery being provided on the east side of the building. <br />Mr. Bowerman suggested that the developer make certain that the tenants understood that <br />the City's sign requirements are quite restrictive and that if each tenant requires <br />individual identification the square footage of each sign might be minimal. <br />Motion by Mr. Cowan, seconded by Mr. Rymarchick to recommend to the Council preliminary <br />approval of the Gay Realty Company proposal to erect a 33,000 sq. ft. warehouse -office <br />building as presented on Lots 1 and 2 of Block 3 of the St. Anthony Office Park, subject <br />to a final review by the Board of the landscaping, parking and signing plans as well as <br />provisions for screening the rooftop utilities. <br />Motion carried unanimously. <br />
