Southeast Quarter; thence West parallel with the North line of said Northeast Quarter of the <br />Southeast Quarter a distance of 282.66 feet; thence Southwesterly 864.38 feet, more or less <br />to a point on the South line of the North 350 feet of said Southeast Quarter of the Southeast <br />Quarter distant 615.35 feet West from the Southeast comer of the North 350 feet of said <br />Southeast Quarter of the Southeast Quarter; thence East along said South line 95.58 feet; <br />thence Northeasterly to a point on the East line of said Northeast Quarter of the Southeast <br />Quarter distant 143.1 feet South from the point of beginning; thence North along said East <br />line to the point of beginning, <br />Lying Northerly and Northeasterly of the following described line: <br />Commencing at a point on the East line of said Northeast Quarter of the Southeast Quarter <br />distant 863.9 feet South from the Northeast corner of said Northeast Quarter of the <br />Southeast Quarter; thence West, parallel with the North line of said Northeast Quarter of <br />the Southeast Quarter, a distance of 282.66 feet; thence Southwesterly, along a line that <br />intersects a point on the South line of the North 350 feet of said Southeast Quarter of the <br />Southeast Quarter distant 615.35 feet West from the Southeast corner of the North 350 feet <br />of said Southeast Quarter of the Southeast Quarter, a distance of 188.86 feet and to the <br />actual point of beginning of the line to be described; thence South 52 degrees 33 minutes 36 <br />seconds East, a distance of 260.03 feet to the Southeasterly line of the above described <br />property, and said line there terminating. <br />Certificate of Title No. 1332881 <br />WHEREAS, the existing building located at 3055 Old Highway 8 is located on <br />the south parcel (PID 0602923410140); and <br />WHEREAS, the proposed uses permitted by the PUD Ordinance requires a total <br />of 283 parking stalls consistent with Title XV, Chapter § 152, Section § 152.179 of the <br />City Code; and <br />WHEREAS, the south parcel (PID 0602923410140) does not currently have <br />adequate space to accommodate the parking requirements as listed in Title XV, Chapter <br />§ 152, Section §152.179 of the City Code wholly on the property; and <br />WHEREAS, the amount of parking stalls located on the adjacent parcel of land to <br />the north (PID 0602923410139), when combined with the number of parking stalls on the <br />parcel to the south (PID 0602923410140) provides adequate parking to meet the <br />requirements of Title XV, Chapter § 152, Section § 152.179 of the City Code; and <br />WHEREAS, Chapter § 151.08 of the City Code allows the City Council to waive <br />compliance with the platting requirements and approve a subdivision (lot combination) <br />by conveyance of land by the adoption of a resolution to that effect if the City Council <br />finds that compliance with the platting requirements would create an unnecessary <br />hardship or expense because of the nature of the subdivision (lot combination). <br />NOW THEREFORE BE IT RESOLVED that the City Council of the City of <br />St. Anthony Village waives compliance with the platting requirements and approves a lot <br />combination of PID 0602923410139 and PID 0602923410140 into one parcel of land, <br />based on the following findings: <br />1.
