a � <br /> E}sHIBIT 2 <br /> COVENANTS AND RESTRICTIONS <br /> 1 . The property described in this deed ("Property") shall be <br /> used only for those uses permitted under that certain PUD <br /> Final Plan (the "Plan" ) entitled "Kenzie Terrace Project - <br /> Phase III" approved by the City Council of the City of St . <br /> Anthony (the "City" ) on 198_ and on file <br /> with the City. <br /> 2 . All buildings on the Property shall be located on the <br /> Property as specified in the Plan, and no building shall <br /> exceed three stories in height over an underground garage. <br /> The exterior surfaces of any building on the Property shall <br /> be finished with only those materials as permitted under <br /> the Plan. <br /> 3 . Exterior loading, storage and trash staging areas will be <br /> totally screened from view by a permanent enclosed <br /> structure of materials complementary to the principal <br /> structure. All drainage shall be provided according to the <br /> Plan. <br /> 4 . All garages, storage buildings or maintenance buildings <br /> . ( "Accessory Buildings" ) sha.11 be attached to the, principal <br /> structure within a closed passageway between the Accessory <br /> Building and the principal structure. All Accessory <br /> Buildings shall be made of the same material as the <br /> principal structure . <br /> 5 . Any recreational areas specified in the Plan shall be <br /> maintained in a .good, safe and clean condition. <br /> 6 . All parking lot areas , pedestrian walkways, and buildings <br /> shall be illuminated only as provided in the Plan. <br /> 7 . Parking lots and open areas shall be landscaped in <br /> accordance with the Plan, and such landscaping and any <br /> screening ,required under the Plan shall be maintained in a <br /> good, safe and attractive condition. <br /> 8 . Except for temporary rental signs permitted by City <br /> ordinances , no signs shall be allowed on the. Property <br /> except those permitted under the Plan. <br /> 9 . Sidewalks shall be constructed only in accordance with the <br /> Plans and shall be maintained to be at least 4 feet in <br /> width and constructed of concrete with at lease 4 inch <br /> depths . <br /> • <br />
