Apache Mall Structural Evaluation <br /> Page 4 <br /> 4 . The HVAC system, plumbing, sprinkler system, and <br /> sewer system have certain code deficiencies. These <br /> are addressed in the Mechanical Engineer's report <br /> in the Appendix. <br /> 5. The exterior wall has significant vertical cracks <br /> on the interior at several locations. <br /> 6. The slab-on-grade floor is in generally good <br /> condition considering the life of the building. <br /> 7 . The electrical service for the building appears to <br /> be relatively new and according to the Facilities <br /> Manager for the building is in compliance with code <br /> requirements. <br /> 8. The nailer board and flashing at the top of the <br /> parapet around the perimeter of the building has <br /> pulled away and needs repair. <br /> 9. Calculations show that the existing bar joists, <br /> beams, and columns are adequate to support standard <br /> dead and snow loads. However, the weight of both <br /> the three ply system and the EPDM system decrease <br /> the available snow load capacity to approximately <br /> 500 of the required capacity per the 1992 Minnesota <br /> Building Code. <br /> 10. A small amount of leaking oil was noted at the <br /> trash compactors outside the south wall of the <br /> building. <br /> Sports and Health Club Building: <br /> The Sports and Health Club building is a steel frame <br /> building having steel bar joists for roof support. The <br /> roof is a standard pitch and gravel roof system. The <br /> present walls are a curtain wall system using a material <br /> containing asbestos. The mechanical systems within the <br /> building are similar to those which would be installed <br /> in a typical health club with a swimming pool, exercise <br /> room, changing rooms, and weight equipment room. The <br /> floor system is a slab-on-grade with the pool areas <br /> excavated below grade. <br />
