V 1Vrr 111 V1 l 1 + • + ✓�..+.+ • <br /> LEASE <br /> i <br /> • THIS LEASE, made and entered into as of this, day of January, 1995, by and <br /> between Housing and Redevelopment Authority of the City of St. Anthony <br /> ("Landlord"), and Timothy Card ("Tenant"). <br /> 1. PREMISES. Landlord, in consideration of the rentals herein agreed to <br /> be paid by the Tenant, and the other agreements herein, does hereby lease unto the <br /> Tenant the premises located at 3111 Silver Lake Road, St. Anthony, Minnesota (the <br /> "Premises"). <br /> . I <br /> 2. TERM. This Lease shall be for a term of two (2) months, commencing <br /> on January 1995 ("Commencement Date"), and ending on March . 1995 <br /> ("Lease Term"), unless earlier terminated pursuant to the terms of this Lease. <br /> Notwithstanding the above, it is agreed that this Lease may be terminated earlier by <br /> mutual written agreement of Landlord and Tenant. <br /> I RENT Tenant shall pay to Landlord rent for the Premises of Two <br /> Hundred Fifty and 00/100ths Dollars ($250.00) per month. Rent shall be payable in <br /> advance on the Date of Commencement of the Lease Term. <br /> 4. REAL ESTATE TAXES. Landlord shall pay all real estate taxes for the <br /> Premises. <br /> • 5. UTILITIES. Tenant shall pay for all utilities serving the Premises. <br /> b. INDEMNIFICATION. Tenant agrees to indemnify and save Landlord <br /> harmless against any and all claims, demands, damages, costs and expenses, <br /> including reasonable attorneys' fees, for the defense thereof, arising out of the <br /> Premises or the Tenant's use of the Premises or from any breach or default on the <br /> part of Tenant in the performance of any covenant or agreement on the part of <br /> Tenant to be performed pursuant to the terms of this Lease, or from any act or <br /> negligence of Tenant, or Tenant's agents, contractors, servants, licensees or invitees, <br /> in or about the Premises. Landlord shall not be liable and Tenant waives all claims <br /> for damage to person or property sustained by Tenant or Tenant's agents, <br /> contractors, servants, licensees or'invitees resulting by reason of the Premises or any <br /> equipment or appurtenances thereunto appertaining becoming out of repair, or <br /> resulting from any accident in or about the Premises. All property belonging to <br /> Tenant or any occupant of the Premises shall be there at the risk of Tenant or such <br /> other persons only, and Landlord shall not be liable for damage thereto or theft or <br /> misappropriation thereof. The representations, warranties and indemnities <br /> contained in this Lease shall survive the termination, assignment or subletting of <br /> this Lease and shall run with the Premises for the benefit of Landlord and <br /> Landlord's successors and assigns. <br />
