At your request, <br /> we have reviewed the impacts to increasing impervious lot coverage and offer the following <br /> findings: <br /> 1. Increasing lot coverage to 40%on city lots less than 9,000 square feet in area will not <br /> adversely affect the City's stormwater conveyance system. <br /> 2. Currently, the City considers all decks as impervious surfaces. This assumption can be <br /> correct if decks are constructed on or over impervious surfaces. Decks that are <br /> constructed over pervious ground do allow water to infiltrate and could be removed from <br /> the impervious percentage of lot coverage. <br /> 3. Increasing impervious lot coverage to 40%city-wide may or may not have an impact on <br /> the City's stormwater conveyance system. Should the City desire to increase the <br /> impervious lot coverage to 40%on all city lots, it is recommended that an impervious lot <br /> coverage survey be completed. This survey would determine the following: <br /> ► The existing impervious lot coverage of residential lots within the village. <br /> ► The increase in the volume of runoff generated by increasing lot coverage to 40% <br /> for all residential lots. <br /> In an effort to determine the impact of increasing impervious lot coverage to 40% for all <br /> residential lots which are less than 9,000 square feet,we have prepared and attached to this letter <br /> • a figure showing the approximate location and number of lots within the Village which would be <br /> affected by this change.
