G. Mechanical System: ♦ Observation: Heating: • Three forced-air,high-efficiency furnaces are being used in the building • One furnace room is being shared with an office near the front of the building on upper level • Original ducts were laid in a way so they do not conflict with the pin setting equipment in the rear of the building—Existing ducts only extend through the front half of the building whereas rear half of the building is heated by a fan using heat from a furnace located at lower level • Overall space being open feels little cold inside • It was confirmed by the current owner that monthly cost to heat up the building is approximately$ 1,100 per month • Capacity and brand name of the equipment are unknown • A painted gooseneck mechanical exhaust on West wall is bent and need maintenance Fire Sprinkler System: • Only lower level is sprinkled in the building.There is no sprinkler system on upper level Air Conditioning: • There are two rooftop air conditioning units in the building. Brand name and capacity are not known ♦ Observation regarding conversion to Teen Center: • HVAC system needs to be modified to so that it is efficient and functional in all portions of the building—this will involve re-arranging and possibly adding new heating and cooling ducts • Age and brand of the equipment need to be verified for maintenance • Capacity of the equipment needs to be verified to determine its adequacy H. Electrical Lighting ♦ Observation: • Interior of the building is lit with fluorescent bulbs—mostly 8' long • Lighting level is very low in the F lower level • Most of the electrical conduits are exposed on the wall—concealed in ceiling • Lighting is inadequate inside the building for its future use • Electric main power comes into the building from Southeast corner of the building—near the rear entrance 10
