Recommendations <br /> The following is a list of repairs or actions that need to occur to sustain the life of this building and <br /> operate as a city owned facility maintaining its current function. <br /> • Detect the source of the moisture on the exterior walls and correct the problem <br /> • Apply new waterproofing on the exterior walls,if required <br /> • Correct all gutters,downspouts,and extensions to provide positive control of rain water <br /> • Maintain and clear all the debris from the site <br /> Repair exterior envelope: <br /> • Investigate further the cracks in the exterior walls and repair as required <br /> • Tuck point the exterior CMU wall around the building as required <br /> • Remove all the damaged paint on the exterior and apply new paint accordingly <br /> • Paint and finish the incomplete horizontal band on the top of the building <br /> • Review potential areas for water penetration <br /> Recommended Site Improvements: <br /> • Provide new side walks with new curb and gutters on site around the building and <br /> parking areas <br /> • Pave the gravel areas of the parking with new asphalt after verifying with City of St. <br /> Anthony Village <br /> • Paint the parking lot as required <br /> • Provide landscaping <br /> Interior Finishes and Improvements: <br /> • Investigate the cracks in the CMU interior partition walls and repair as required <br /> • Clean and maintain all the bathrooms and check for any clogged drainpipes <br /> • Repair all the toilet fixtures <br /> • Replace the entire acoustical ceiling tile on upper level <br /> • Enclose Mechanical and Electrical equipment <br /> STo convert the existing function as a privately owned office liquidation business into a publicly owned <br /> and operated Teen Center we recommend the City to make the following physical improvements: <br /> • Make the building ADA compliant <br /> • Perform maintenance repair items as listed above <br /> • Remodel mechanical&electrical systems for intended use <br /> • Remodel to provide minimal aesthetic improvements <br /> • Make other minor improvements to the building so that building is regulatory compliant for <br /> the new intended use <br /> • Make a provision of funds to replace the roof of the building within next 5 years <br /> 12 <br />
