Major Land Use and Redevelopment Issues <br /> The following are the major issues in the subject area of land use and redevelopment. <br /> • Should the City assist the redevelopment of the southwest industrial -area? How aggressive <br /> should the City be in this endeavor given the fact that the costs could be high and there is the <br /> possibility of acquiring responsibility for toxic waste problems? <br /> Should the southwest industrial area remain exclusively industrial or should commercial and/or <br /> high-density housing be introduced? <br /> • Should the City be involved in further redevelopment along Central Avenue? If so, under what <br /> conditions? <br /> • What should be done by the City, if anything, to help maintain the market attractiveness of the <br /> small housing units? <br /> • Are there any locations in which it might it be appropriate to increase the housing density from <br /> single-family,,detached to some form of multiple-family housing? If so, where. might these <br /> locations be and under what conditions might this be possible? <br /> • What can or should be'done to increase the amount of taxable property in Columbia Heights <br /> given the great number of public, non-taxable sites (e.g., schools, parks, water works). <br /> • Should the City promote the resubdivision of any of the very large blocks with deep parcels that <br /> are located in the southeastern part of the community? (Example: the block bounded by 39th <br /> and 40th Avenues, Hayes and Arthur Streets). <br /> "425 26 <br />
