LAND USE AND REDEVELOPMENT PLAN <br /> Goals and Policies <br /> Goal: Protect and enhance the residential neighborhoods of the community. <br /> Goal: Improve the commercial viability of the Central Avenue Corridor while protecting <br /> nearby residential neighborhoods. <br /> Goal: Improve the quality of the industrial area. <br /> I. Neighborhood Protection: The City will work to protect the integrity and long-term viability <br /> of its low-density residential neighborhoods and strive to reduce the potential negative effects of <br /> nearby commercial or industrial land development through zoning, site plan reviews and Code <br /> enforcement. <br /> 2. Infilling: The infilling of vacant parcels and the rehabilitation of existing development land will <br /> be in accordance with uses specified in the Land Use Plan. <br /> 3. Incompatible Land Uses: Incompatible land uses will be improved or removed where possible <br /> and the land reused in conformance with the Comprehensive Plan. <br /> 4. Central Avenue: The City will work to complete the evolution of the Central Avenue Corridor <br /> to commercial activity through land use planning, zoning and, when warranted, private <br /> redevelopment assistance. More municipal control will be exerted over the appearance and <br /> function of commercial areas along Central Avenue. <br /> 5. Iligher-Density Mousing: Higher density housing may be allowed in certain locations near <br /> Central Avenue and near the planned light rail transit stations if nearby single-family housing is <br /> protected. <br /> G. Light Rail Transit Stations: If light rail transit stations are scheduled and programmed to be <br /> built along'University Avenue, the City will study the possibility of allowing redevelopment in <br /> 09425 2 <br />
