1 _ <br /> _ <br /> very little setback, open area or landscaping. The single-family housing south of 44th Avenue <br /> is in good condition, however, and is not chopped up by commercial sites. To the east, there is <br /> a stable neighborhood of single-family housing that needs to be protected from the mixture_ of <br /> activities along the frontage road. <br /> Finally, light rail transit stations may be developed some day by the Anoka County Railroad <br /> Authority near 40th, 44th and/or 49th Avenues which could.advers ely affect the neighborhood <br /> to the east if not designed carefully- although the stations could have several benefits to the <br /> community. (Only -two of those three .locations is expected to be selected and plan <br /> implementation does not appear to be imminent.) <br /> Through.its land use plan and zoning map, the City should encourage this area to evolve to a <br /> greater separation between incompatible types of development. As with the Third Street <br /> neighborhood, site design and maintenance standards should be aggressively enforced to protect <br /> the housing to the east. <br /> 4. 40th Avenue Corridor <br /> The 40th Avenue corridor is a mixture of housing and businesses, with mostly businesses west <br /> of Washington and mostly housing to the east.. The City has long zoned the corridor for-business <br /> rather than housing because of the level of traffic on_40th Avenue. That plan is sound and the <br /> City should continue with it in order to achieve a long-term evolution to more appropriate land <br /> uses. However, cane should be taken to ensure that the abutting housing, is protected through <br /> proper site planning and design. <br /> 5. Huset Park Edge <br /> There is an opportunity to make a significant expansion to Huset Park by acquiring railroad land <br /> that may soon be abandoned along with also buying a single industrial facility. This would allow <br /> better screening of the park from the industrial area south of 39th Avenue. The industrial <br /> buildings-north of 39th east of Jefferson are probably too costly to acquire for park expansion. <br /> RU25 34 <br />
