CHAPTER 2 LAND USE 8 <br /> �• 3. Continuously review and update the land use plan in light of changing circumstances <br /> and events. <br /> 4. Maintain the current high development standards by assuring the continued <br /> maintenance of required landscaping and site improvements. <br /> 5. Increase Zoning Code conformity of developed properties through vigorous <br /> administration of nonconforming use restrictions. <br /> 6. Development controls should continue to be strictly and uniformly enforced by the <br /> City Council, Planning Commission and Administration. Variances and other special <br /> permissions should be granted only after definite demonstration of compliance with <br /> ordinance criteria, Comprehensive Plan policies, and accepted planning principles. <br /> 7. The City should aggressively pursue redevelopment of those areas of New Brighton <br /> which are deteriorated and not likely to be redeveloped without public intervention <br /> and assistance. <br /> 8. The City should continue to use responsibly the economic development and <br /> redevelopment tools that are available to help redevelop the City and implement our <br /> land use goals and policies. <br /> LAND USE DEFINITIONS <br /> Business Use — are those areas allocated to active commerce. Within the City of New <br /> Brighton these fall into 5 categories: <br /> 1. Limited Business areas accommodate professional services and small agency offices. <br /> 2. Neighborhood Business areas are designated to accommodate the daily retail needs of the <br /> immediate surrounding residential areas. <br /> 3. General Business areas provide for retail and service needs for a larger segment of the <br /> population than the average neighborhood. <br /> 4. Downtown Business area provides a unique commercial area which serves both local and <br /> regional commercial needs. <br /> 5. Office Development areas are intended for large office developments of one or several <br /> buildings. <br /> Dwelling Unit — is the physical structure required to meet the basic housing needs of <br /> one family or similar grouping. Generally dwelling units are "single family" (1 unit), duplex <br /> (2 units), or multiple (3 or more units). Dwelling unit may appear abbreviated as D.U. <br />
