CHAPTER 2 LAND USE 7 <br /> 4. Protect natural features, such as wetlands.and steep slopes, which serve a significant <br /> public purpose and are necessary to protect the public health, safety and welfare. <br /> 5. Strive to protect and maintain the quality of New Brighton's residential <br /> neighborhoods. <br /> 6. Coordinate land use proposals with uses and proposals in adjacent communities. <br /> 7. In a manner consistent with other goals of this plan, develop a tax base capable of <br /> supporting the level of service desired by the community while maintaining the <br /> present low level of taxation. <br /> 8. Minimize changes from existing land use or zoning except as necessary to achieve <br /> the other objectives of this plan, <br /> 9. Control height of proposed structures more than 150 feet to conform to applicable <br /> regulations regarding development affecting air traffic and to prevent any danger of <br /> interference to that air traffic. <br /> 10. Encourage economic development of New Brighton, new investment in the <br /> community and the growth and prosperity of existing New Brighton businesses. <br /> 11. Actively strive for the elimination and redevelopment of blighted areas. <br /> 12. Increase the intensity of development of under-utilized or marginally used property, <br /> thereby increasing City tax base, job opportunities, and the variety of housing <br /> opportunities and goods and services available to New Brighton residents. <br /> 13. Maintain and improve New Brighton's image and continue to encourage quality <br /> development. <br /> OBJECTIVES: LAND USE <br /> 1. A comprehensive rezoning of land in the community to create general consistency <br /> with the adopted Comprehensive Plan was instituted following the 1979 update of the <br /> Comprehensive Plan. The City should continue to rezone property to be consistent <br /> with the Land Use Plan. Rezoning should occur on a timely basis and in a manner <br /> which will maximize the City's ability to control development of specific parcels. In <br /> particular, upzonings should not occur until an actual development proposal is at <br /> hand. <br /> 2. Examine all land use proposals for conformance with the Comprehensive Plan. Do <br /> not allow development inconsistent with the Comprehensive Plan. <br />
