- 4 - GARAGE 11. Structural Condition : Attached and detached garages shall be structurally sound. Repair of cracks and deterioration in detached garage floors shall not be required, unless such floor deterioration is the direct cause for overall structural instability to the garage structure. This exception shall apply to detached garages only. Garage heating appliances shall be properly installed with approved hookups and clearances. 12. Electrical : Illegal wiring, open splices, uncovered junctions boxes, etc. shall be corrected. Where an overhead garage door opener exists it must be supplied with a grounded (3-pronged) , electrical receptacle for direct closer plugging. No extension cords are allowed. 13. Attached-Garage-Fire-Separation. Any exposed opening (usually above breezeway ceiling) , wall or ceiling that is in common with both house and garage shall be fire protected using 5/8 inch type X gypsum board, taped, and applied on ' the garage side of such walls, ceilings and open areas. Existing sheetrock may remain if installed under prevailing codes in .;effect.-at.- the time. Any holes, cracks or gaps in the firewall shall be sealed or covered using 5/8 inch gypsum board and/or sealed with other approved materials. Walls of combustible material that are not in common but which provide structural support for living areas must be fire-protected too. Support beams and posts (even if. made of steel ) which provide support for living areas must be fire-protected. Also, doors which separate the garage from habitable- spaces must be of .a 1 3/8" (or greater thickness) solid core with no windows or other openings and be equipped with an automatic door closer. These doors must close tightly. If the existing door is not of such a type, it can be made to meet requirements by the -application of 5/8 inch type X gypsum board on the garage-side of the door (as long as the edges of the gypsum are protected by using a metal J-channel or other approved material). BASEMENT 14. Stairs: Must be structurally sound and properly supported. No loose and sliding carpeting allowed on steps. Stairs must be illuminated by a properly-wired light fixture controlled from the top of the steps. Handrails: Guidelines as per item #4. Also, an open side to a stairway is prohibited and must be protected by. a handrail or wall . Swino of Door at Steps: A door cannot open over a flight of steps that is not equipped with at least a three foot landing at top of such steps.
