- 4 - <br /> GARAGE <br /> 11. Structural Condition : Attached and detached garages shall be <br /> structurally sound. Repair of cracks and deterioration in detached <br /> garage floors shall not be required, unless such floor deterioration is <br /> the direct cause for overall structural instability to the garage <br /> structure. This exception shall apply to detached garages only. <br /> Garage heating appliances shall be properly installed with approved <br /> hookups and clearances. <br /> 12. Electrical : Illegal wiring, open splices, uncovered junctions boxes, <br /> etc. shall be corrected. Where an overhead garage door opener exists it <br /> must be supplied with a grounded (3-pronged) , electrical receptacle for <br /> direct closer plugging. No extension cords are allowed. <br /> 13. Attached-Garage-Fire-Separation. Any exposed opening (usually above <br /> breezeway ceiling) , wall or ceiling that is in common with both house <br /> and garage shall be fire protected using 5/8 inch type X gypsum board, <br /> taped, and applied on ' the garage side of such walls, ceilings and open <br /> areas. <br /> Existing sheetrock may remain if installed under prevailing codes in <br /> .;effect.-at.- the time. Any holes, cracks or gaps in the firewall shall be <br /> sealed or covered using 5/8 inch gypsum board and/or sealed with other <br /> approved materials. <br /> Walls of combustible material that are not in common but which provide <br /> structural support for living areas must be fire-protected too. Support <br /> beams and posts (even if. made of steel ) which provide support for living <br /> areas must be fire-protected. Also, doors which separate the garage <br /> from habitable- spaces must be of .a 1 3/8" (or greater thickness) solid <br /> core with no windows or other openings and be equipped with an <br /> automatic door closer. These doors must close tightly. If the existing <br /> door is not of such a type, it can be made to meet requirements by the <br /> -application of 5/8 inch type X gypsum board on the garage-side of the <br /> door (as long as the edges of the gypsum are protected by using a metal <br /> J-channel or other approved material). <br /> BASEMENT <br /> 14. Stairs: Must be structurally sound and properly supported. No loose and <br /> sliding carpeting allowed on steps. Stairs must be illuminated by a <br /> properly-wired light fixture controlled from the top of the steps. <br /> Handrails: Guidelines as per item #4. Also, an open side to a stairway <br /> is prohibited and must be protected by. a handrail or wall . <br /> Swino of Door at Steps: A door cannot open over a flight of steps that <br /> is not equipped with at least a three foot landing at top of such steps. <br />
