COST ESTIMATE ■ <br /> APACHE PLAZA COST ESTIMATE OVERVIEW <br /> The following cost estimate pertains to demolition of the existing Apache Plaza Mall structure, and ■ <br /> preparing the site for future development. <br /> Demolition <br /> Costs within the demolition price are based on a walk through by HGA on December 12, 2000. The <br /> walk through included Jim Monk, the on-site facilities engineer, HGA's Architect, Cost Estimator, <br /> Structural, Mechanical, Electrical, and Civil engineers. (See specific narratives by each discipline <br /> within this report for further information.) The quantities used to price this study have been defined ■ <br /> within each specific narrative. For the most part, drawings for Apache Plaza were not available so <br /> the information collected during the walk through accounted for the majority of the knowledge on ■ <br /> which this estimate is based. Two distinct areas, structural steel construction and concrete <br /> construction, comprise the major building demolition. Scrap for demolished metal material clearly <br /> shows a rebate for the project. The cost of the rebate will fluctuate depending upon how the market <br /> fares at the time this work would be put out for bids. Foundation demolition was defined separately <br /> from the building demolition as described in the estimate. . <br /> Asbestos Abatement . <br /> Wenck Associates, Inc. has supplied all costs included for this section. HGA has included from the <br /> cost study from Wenck, the cost for removing all friable and non-friable asbestos material prior to ■ <br /> demolition. It should be noted that within this section, the cost to remove asbestos floor tile prior <br /> to demolition might not be required based on current demolition practices. City and government <br /> agencies will need to be contacted for further information to clarify if the tile can remain during the <br /> demolition process. This estimate includes a cost of$845,000 to remove the floor tile prior to <br /> demolition. Noted also in the cost study are other hazardous material costs that are included as ■ <br /> described in the Wenck document. See Wenck document for further clarifications. <br /> Clearing of Site <br /> Asphalt paving around the existing building has been figured to be totally removed from the <br /> property. <br /> Excavation, Grading & Backfill <br /> After all debris has been removed the basement volume will need to be filled in to bring the site to a <br /> level condition. Borrow material will have to be hauled to the site from a borrow pit to complete this . <br /> operation. Rough grading will take place in conjunction with the filling of the basement area to <br /> establish consistent grade elevations. ■ <br /> Site Drainage & Utilities <br /> Removal of existing utilities and the relocation of storm, sanitary and water along the east side of <br /> Silver Lake Center are included in the costs for this estimate. The civil/site description clearly <br /> defines the lines that could stay during demolition but highly recommends that they be moved. Cost ■ <br /> saving could be achieved for the storm and sanitary if they aren't relocated. <br /> Roads and Walks • <br /> Costs in conjunction with the relocation of the storm,water, and sewer as described above include . <br /> the repair of existing paving and curbs as described in this section. <br /> 2 . <br />
