■ <br /> Lawns and Plantings <br /> Repair of existing perimeter site locations as well as erosion control for the entire site after <br /> demolition is included within this section. <br /> Plumbing and H.V.A.C. Systems and Equipment <br /> Almost all mechanical and HVAC equipment will be left in place and separated for scrap after the <br /> building is demolished. If the equipment contains any hazardous material, it will be removed prior to <br /> . demolition. All site mechanical and electrical will be capped or removed from the site as part of this <br /> estimated costs. HGA has figured costs to do all of this work but certain items could be done by the <br /> local municipalities. A possible saving could occur if this happens. <br /> General Conditions <br /> ■ General conditions have been included in this cost study at 5% of the total construction cost before <br /> construction contingency and contractor mark-ups are calculated. The purpose for the general <br /> ■ conditions is for general contractors to supply overhead and equipment to complete the project on <br /> schedule and within the estimated cost. Items included are as follows. <br /> • Supervision <br /> • Contractor equipment (i.e. cranes, back hoes, bobcats etc.) <br /> ■ • Dumpsters <br /> • Demolition permit <br /> • Portable toilets <br /> ■ •Jobsite trailers <br /> • Small tools and consumables <br /> • Drawing reproduction <br /> • Fax &Phones <br /> • Safety/first aid equipment <br /> * Photographs <br /> • Etc. <br /> All costs associated with classification are for the contractor who oversees the complete project <br /> from start to finish. Note that other general condition costs are included in subcontractor costs as <br /> well. <br /> ■ Construction Contingency <br /> A construction contingency of 5% has been added to this estimate to cover unforeseen conditions <br /> during demolition. <br /> Contractors Fee's, Bonds, and Insurance <br /> These are included as described in the estimate. Percentages could fluctuate depending on who may <br /> do the work. <br /> ■ Project Escalation <br /> A project escalation factor of 4% has been included assuming this project will start early fall of 2001. <br /> This escalation is based on mid point of construction. <br /> � 3 <br />
