The northern third of the site, <br /> . currently the Salvation Army Camp, is in the final stages of acquisition by the Suburban <br /> Hennepin Regional Park District. The redevelopment recommendations of this report deal with <br /> ■ this property only in that it is important to maximize connections between the planned new <br /> regional park and the redevelopment area, and through it to the rest of the community. <br /> This report documents the entire planning process to date, including the results of the initial <br /> background studies conducted by the consultant team. The current market conditions for different <br /> ■ types of redevelopment uses on the site are identified along with the current urban conditions, <br /> current infrastructure, an initial assessment of Silver Lake water quality, and a cost estimate for <br /> the demolition and removal of the existing Apache Plaza mall. These studies represent the core <br /> of the background for the project and the opportunities and constraints associated with the <br /> redevelopment of the Apache Mall area. <br /> Two basic redevelopment concepts are presented with this plan. The concepts illustrate what <br /> could reasonably occur on the site, demonstrating possible uses, site configurations, and the <br /> relative intensities of use necessary to support the redevelopment.
