■ <br /> 4.3 Corporate Campus/Residential Redevelopment Concept ■ <br /> The goal of this redevelopment concept is to provide St. Anthony Village with a strong <br /> base of well paying jobs in a multi-building corporate campus facility on the site of the ■ <br /> existing Apache Plaza. A new residential neighborhood would also be constructed to the ■ <br /> west of the corporate campus facility and be of sufficient scale to offer a variety of new <br /> housing choices to existing residents of St. Anthony. ■ <br /> The concept includes 500,000 square feet of corporate offices in multiple buildings and <br /> 2,000 parking spaces that includes a 5 level parking facility on the east half of the site. The <br /> west half would be a residential neighborhood with 406 housing units. The housing in- <br /> cludes 150 townhomes, a 100 unit senior high rise, and 156 units of three and four story <br /> multi-family housing units. The concept also includes 75,000 square feet of retail devel- ■ <br /> opment. <br /> ■ <br /> The concept shares many underlying characteristics with the purely residential concept. ■ <br /> As with the residential concept, a new tree lined boulevard will cross the site and connect <br /> the two ends of 3911 Ave. to provide a strong primary entry point into the site. A new road <br /> network will be required within the residential portion of the site to allow for interior circu- <br /> lation. Suitable access routes must be insured for the corporate campus facility that will <br /> not unduly affect the residential portion of the development or neighboring communities. <br /> ■ <br /> This redevelopment concept also boasts an impressive central park facility which will act <br /> as the focal point for both the residential and corporate campus portions of the develop- ■ <br /> ment and provide a strong amenity for the entire community. The central park will also ■ <br /> serve as a buffer between the office and residential areas. A series of trails, sidewalks <br /> and connected open spaces will serve to link the site internally. Sidewalk and trail devel- ■ <br /> opment will also be used to strengthen links with the new Hennepin Parks Regional facil- <br /> ity on the old Salvation Army site and with surrounding neighborhoods. ■ <br /> The development will directly contribute to the improvement of water quality in nearby ■ <br /> Silver Lake as the park and open space system will be designed to function as storm <br /> water retention and filtration facilities in order to assure that run-off reaching the lake will ■ <br /> add to, rather than detract from, the water quality. ■ <br /> ■ <br /> ■ <br /> Corporate <br /> a Campus/ ■ <br /> j — - Residential <br /> i Redevelopment ■ <br /> ---_ Concept <br /> Northwest Quadrant Redevelopment Plan St. Anthony Village Page 4.4 <br /> ■ <br /> ■ <br /> ■ <br />
