■
4.3 Corporate Campus/Residential Redevelopment Concept ■
The goal of this redevelopment concept is to provide St. Anthony Village with a strong
base of well paying jobs in a multi-building corporate campus facility on the site of the ■
existing Apache Plaza. A new residential neighborhood would also be constructed to the ■
west of the corporate campus facility and be of sufficient scale to offer a variety of new
housing choices to existing residents of St. Anthony. ■
The concept includes 500,000 square feet of corporate offices in multiple buildings and
2,000 parking spaces that includes a 5 level parking facility on the east half of the site. The
west half would be a residential neighborhood with 406 housing units. The housing in-
cludes 150 townhomes, a 100 unit senior high rise, and 156 units of three and four story
multi-family housing units. The concept also includes 75,000 square feet of retail devel- ■
opment.
■
The concept shares many underlying characteristics with the purely residential concept. ■
As with the residential concept, a new tree lined boulevard will cross the site and connect
the two ends of 3911 Ave. to provide a strong primary entry point into the site. A new road
network will be required within the residential portion of the site to allow for interior circu-
lation. Suitable access routes must be insured for the corporate campus facility that will
not unduly affect the residential portion of the development or neighboring communities.
■
This redevelopment concept also boasts an impressive central park facility which will act
as the focal point for both the residential and corporate campus portions of the develop- ■
ment and provide a strong amenity for the entire community. The central park will also ■
serve as a buffer between the office and residential areas. A series of trails, sidewalks
and connected open spaces will serve to link the site internally. Sidewalk and trail devel- ■
opment will also be used to strengthen links with the new Hennepin Parks Regional facil-
ity on the old Salvation Army site and with surrounding neighborhoods. ■
The development will directly contribute to the improvement of water quality in nearby ■
Silver Lake as the park and open space system will be designed to function as storm
water retention and filtration facilities in order to assure that run-off reaching the lake will ■
add to, rather than detract from, the water quality. ■
■
■
Corporate
a Campus/ ■
j — - Residential
i Redevelopment ■
---_ Concept
Northwest Quadrant Redevelopment Plan St. Anthony Village Page 4.4
■
■
■
