Lease Term: Commencement Date: The "Commencement Date" shall be January 1, 2002 or thirty (30) days after vacation of the Premises by the existing tenant. Expiration Date: The "Expiration Date" shall be December 31, 2006. Base Rent: Tenant shall pay Base Rent to Landlord in accordance with the following schedule: (A) For the period of the Commencement Date through December 31, 2002, Base Rent shall be due at a monthly rate of$1,738.00 and shall be payable in equal monthly payments due on the first day of each and every month.
