STAFF REPORT <br /> To: Planning Commission Report No.: VII.1 <br /> From: Kim Moore-Sykes,Assistant City Manager <br /> Date: December 21, 2004 <br /> Subject: Subdivision of Property at 2821 Silver Lane <br /> Requested Action: <br /> Staff is asking the Planning Commission to review the Dennison Lot Split/Subdivision request and, <br /> based on the findings of facts from the public hearing, recommend approval to the City Council. <br /> Background: <br /> John Dennison, 2812 Silver Lane,is requesting that a 20-foot strip of land that he is purchasing <br /> from the owner of the adjoining property at 2825 Silver Lane be split from that lot and subdivided <br /> to add it to his property. This proposed lot split will not adversely affect 2825 Silver Lane;the lot <br /> will continue to meet the requirements of the City's lot requirements for R-1A, Single Family <br /> Lakeshore. <br /> Currently, 2825 Silver Lane is an interior residential lot with a lot area of approximately 25,683 <br /> square footage and a lot width that varies but is 127.19 feet at the street. Splitting a 20-foot strip <br /> from this lot would reduce the area to approximately 21,000 SF and reduce the width at the street to <br /> 106.86 feet. The City's Zoning Ordinance requires a lot width of 9,000 SF for an interior lot and a <br /> width of 75 feet. <br /> Mr. Dennison's property at 2821 Silver Lane also meets the requirements of the City's Zoning <br /> Ordinance. It is also an interior lot and is currently 80.05 feet wide with an area of approximately <br /> 12,700 SF. By subdividing these properties and adding the 20-foot strip to 2821 Silver Lane, the <br /> subject property becomes more characteristic of the residential lots along Silver Lane.
