Our understanding is that <br /> Quest is proposing the following: <br /> 1. The existing Apache Medical Center has available approximately 60,000 square feet <br /> of commercial space. <br /> 2. The existing building is proposed to maintain 12,000 square feet of commercial"office <br /> space and the remainder to be converted into residential for-sale loft housing. <br /> 3. The project proposes to construct two additional residential buildings with for-sale <br /> loft housing. <br /> 4. The project proposes approximately 90 loft-style housing units <br /> 5. The project proposes to utilize underground parking and shared above-ground parking <br /> to meet parking capacities. <br /> Based on our understanding of the project, we offer the following comments in regards to the <br /> proposed development: <br /> I. Traffic Impacts <br /> The conversion of the existing building to residential land use and the construction of two <br /> additional buildings on the site provide some concerns: <br /> 1. The current traffic analysis for the northwest quadrant redevelopment area did not <br /> anticipate changes in land-use on the Quest parcel. <br /> 2.
