The proposed development may increase daily trips to and from the parcel, which <br /> may or may not affect traffic on Silver Lane, Stinson Boulevard or 39"' Avenue. <br /> 4. The City's traffic model for the redevelopment area has not been revised to reflect <br /> the proposed development. <br /> II. Sanitary Sewer <br /> Upon review of the proposed development there are a number of concerns associated <br /> with the existing sanitary sewer system serving this parcel: <br /> 1. Sanitary sewer flows from the proposed development area are anticipated to <br /> increase with the addition of 90 residential housing units. <br /> 2. The sanitary sewer from the proposed site discharges to Stinson Boulevard which <br /> flows north to Silver Lane and east from Silver Lane to Fordham Drive then south <br /> to the Foss Road lift station. This sanitary sewer system has experienced backups <br /> in wet weather conditions near the intersection of Shamrock Drive and Silver <br /> Lane. <br /> 3. The City's sanitary sewer plan should be updated to determine the effects, and/or <br /> needs for any public improvements to accommodate the proposed development. <br /> III. Municipal Water <br /> The following comments are provided as they relate to the City's Municipal Water <br /> supply: <br /> 1. The City's water supply is adequate to accommodate the proposed development. <br /> 2. Fire suppression systems in the buildings may require internal pumps to meet <br /> pressure requirements. <br /> 3. The City's water plan for the northwest quadrant should be revised to reflect the <br /> proposed development. <br /> IV. Storm Water <br /> The City of St. Anthony Village storm water conveyance system has been reviewed and <br /> we offer the following comments: <br /> 1. The project proposes to provide both above-ground and below-ground storage and <br /> treatment of storm water runoff.
