The City's traffic model for the redevelopment area has not been revised to reflect the proposed development. II. Sanitary Sewer Upon review of the proposed development there are a number of concerns associated with the existing sanitary sewer system serving this parcel: 1. Sanitary sewer flows from the proposed development area are anticipated to increase with the addition of 90 residential housing units. 2. The sanitary sewer from the proposed site discharges to Stinson Boulevard which flows north to Silver Lane and east from Silver Lane to Fordham Drive then south to the Foss Road lift station. This sanitary sewer system has experienced backups in wet weather conditions near the intersection of Shamrock Drive and Silver Lane. 3. The City's sanitary sewer plan should be updated to determine the effects, and/or needs for any public improvements to accommodate the proposed development. III. Municipal Water The following comments are provided as they relate to the City's Municipal Water supply: 1. The City's water supply is adequate to accommodate the proposed development. 2. Fire suppression systems in the buildings may require internal pumps to meet pressure requirements. 3. The City's water plan for the northwest quadrant should be revised to reflect the proposed development. IV. Storm Water The City of St. Anthony Village storm water conveyance system has been reviewed and we offer the following comments: 1.
